That&#8217;s not only going to cut the proportion of income-earners to retirees in half but will likely force economies of scale across the elder-care industry to meet the demand for services.</p></blockquote>

			<content:encoded><![CDATA[<blockquote><p>The Rockland Housing Action Coalition has picked 26 applicants for consideration to become renters at a new below-market affordable housing apartment building for seniors in Spring Valley.</p>
<p>The 26 people were selected Wednesday by lottery from 111 applications to rent the 26 1-bedroom apartments at Youngblood Senior Housing at 201 Main Street. Each person will have to meet income and program guidelines before he or she can move in. Those who do not may be replaced by other candidates considered from the waiting list.</p>
<p>&#8220;There is a shortage of below-market rental housing in the county,&#8221; said Gerri Levy, executive director of the Nanuet-based Rockland Housing Action Coalition, a nonprofit organization that works with developers and municipalities to increase the supply of affordable housing for low- and moderate-income residents. &#8220;This is a fantastic opportunity for active adults, 55 plus, to rent affordable units and remain in the community.&#8221;</p></blockquote>

			<content:encoded><![CDATA[<p>Daytona Beach has a senior housing development in the works. With all the condo development going on up and down both of Florida&#8217;s coasts, this senior housing facility will be a great addition for the long term.</p>
<blockquote><p>A new project promises affordable housing for senior citizens and a $7.9 million boost to the city property tax roll.</p>
<p>Finlay Development wants to build a project called Meetinghouse at Daytona.</p>
<p>The City Commission will conduct a public hearing before taking final action on the project at their Oct. 19 meeting, at 7 p.m. at City Hall, 301 S. Ridgewood Ave.</p>
<p>So far, city commissioners like what they see.</p>
<p>&#8220;This is an answer to those very questions of where are we going to get affordable housing,&#8221; Commissioner Shiela McKay said.</p>
<p>Commissioner Gwen Azama-Edwards said, &#8220;It&#8217;s also a high-quality project.&#8221;</p>
<p>Construction plans include two buildings with 80 units, half one-bedroom and the rest, two-bedroom units. Rents will be affordable, depending on the income of residents.</p>
<p>&#8220;Affordable housing, especially for our senior citizens, is very much needed, especially in Daytona Beach,&#8221; said Emory Counts, the city&#8217;s community development director.</p>
<p>The project would be built on North Clyde Morris Boulevard, about 950 feet east of Jimmy Ann Drive, close Halifax Medical Center and the Volusia Mall.</p>
<p>Daytona Beach would kick in $110,000 for the construction from money the city receives through the State Housing Initiative Partnership. The city also would waive the cost of permit fees for construction, an estimated $20,000 value.</p></blockquote>
